LHC explores redevelopment of apartment complex

Talks are underway to explore the redevelopment of a 45-year-old public housing structure on Lansing's southwest side.

The Lansing Housing Commission (LHC) Board of Directors have authorized LHC staff to explore the redevelopment of South Washington Park Apartments using financial tools available through HUD's Rental Assistance Demonstration (RAD) program.

The 45-year-old complex is in need of extensive repairs in order to be a sustainable property in the future. The RAD program could help reposition the property for long-term success.

"The redevelopment of SWA would be an excellent opportunity to create a design concept that enables public housing residents to thrive," said Executive Director Patricia Baines-Lake. "There is an overwhelming need to provide public housing for single person households who often have no other affordable housing options and it is our job to meet that need."

LHC Board Chairman Tony Baltimore noted that a successful redevelopment of SWA would provide public housing residents with 21st century options. "We believe a successful redevelopment of SWA will enhance the quality of life not only for residents but for the surrounding neighbors as well," he said.

Executive Director Baines-Lake and the Board of Directors acknowledge that all LHC properties need more work than current HUD funding supports, but it makes good sense to plan for the future.

"This initiative is the beginning of a long-term project that will engage many sectors of the community," Baines-Lake said. "It is the first step toward strategically redeveloping the entire LHC portfolio, providing quality public housing designed for today's renters, and building a foundation for LHC's next generation of housing."
